Leaks and repairs
Report a leak, one building at a time
Use the form below to tell us which building, which unit and whether water is coming in now. A manager or a board member can file it.
We answer the office line Monday to Friday, 6 a.m. to 4 p.m. Outside those hours, leave a message with the building and a callback number, and we will call when the office opens. If water is coming through a ceiling, call your management company's after-hours line as well.

After you report
What happens next
- 01First
Step 1: We call back
The office calls the person who filed the report and confirms the building and the access.
- 02Next
Step 2: A visit to the building
A technician finds where the water is coming in. It is often not where the stain is.
- 03Then
Step 3: A written repair quote
The quote says what was found, what the repair is and what it costs, with photos.
- 04After
Step 4: The repair, logged
The repair goes on the building's page in the roof log, so the next walk can see it.
Common causes
Where leaks in tile and flat roofs start
Underlayment
Under tile, it wears out before the tile does, and the water runs down the felt to a low point.
Flashing and penetrations
Vents, pipes and skylights are the usual first place a roof lets water in.
Drains and scuppers
Clogged drains hold water on flat roofs. Clearing them before the monsoon is part of the care plan.

About leaks
Do you tarp a roof?
We can cover a damaged area when the roof can be reached safely. Whether that happens the same day depends on the weather, the access and the crew's schedule.
Who pays for a repair?
The association pays for common-area roofs, and the owner pays for a roof that belongs to a single unit. The management company can tell you which applies.
Will a repair void the warranty on a newer roof?
It can. Tell us if a roof was installed recently and we will check the paperwork before we touch it.
