Questions boards and managers ask
Short answers. The walk gives the specifics for your roofs.
What does a board get from a roof walk?
A condition grade and photos for every building, a ranked list with the worst roof first, and a first draft of the phase schedule. The board packet puts them in one file.
How long does a tile roof last in the Arizona sun?
It varies with the product, the pitch and how the roof was built. In our heat the underlayment under the tile usually wears out before the tile does, which is why we grade both.
Do you replace every roof at once?
No. We recommend phases, a few buildings at a time, but the board decides. The comparison on the home page sets out the trade-offs.
Who pays: the association or the owner?
The association pays for common-area roofs. A roof that belongs to one unit is the owner's. The management company or your governing documents say which applies.
Do we need a permit?
Usually yes. The city issues it, and the bid says whether we pull it. Rules differ among Gilbert, Mesa, Chandler and the other towns.
Does the association's insurance pay for a new roof?
Sometimes, after a covered loss. Age and wear are not covered. The board decides whether to file a claim and deals with its insurer. We inspect, photograph and write an itemized estimate the board can share with its insurer.
What about the monsoon?
We schedule tear-offs in the cooler months, and we walk in late spring to clear drains and scuppers. A roof that is open is dried in before the crew leaves each day.
How do you keep the crews safe?
A harness tied to an anchor on every roof, and a ladder set and tied at every access. Guardrails go up on flat roofs with an edge.
How are phases billed?
The bid states the payment schedule for the phase. Many boards pay by building as each is completed and walked.
Do you work in communities outside Gilbert?
Yes, across the East Valley and into Pinal County. The service area on the home page lists the towns, and says where we do not go.
