Board packet
The board packet
One file, written for the people who vote. It is what we hand a board after a roof walk, and what a manager can file.
Ask for the sample packet and we will email a version built on a made-up community, so you can see the layout before you book a walk.

Inside the packet
Six parts, in the order a board reads them
The roof walk summary
One page: how many roofs, how they grade, what is urgent.
Photos by building
Every roof photographed and graded, in one table.
The phase schedule
Which buildings go in which phase, and the scope for each.
Our bid, in a standard layout
Lines you can set next to another contractor's bid.
Licenses and insurance
The contractor license record and the insurance certificates.
A notice to residents
A sample letter with dates, hours and parking.
About the packet
Do you send the packet before a walk?
We send a sample, built on a made-up community. The real packet comes after the walk, because it uses your photos.
Can the packet go to our reserve analyst?
Yes. The roof section is written so the analyst can use it, and we can send it to them if you ask.
Is the packet a contract?
No. It is the information a board needs to decide. A contract is a separate document that the board signs for a phase.
Want a packet for your community?
A roof walk comes first, so the packet shows your roofs.
